I want to start my own construction business. How can I learn how to give correct estimates?
I got friends and people who will work for me doing remodeling/drywall/painting. I have done all this before also.
The thing is I do not know how to appropriately give an estimate to a potential client.
I plan on taking leads soon and need to know, whats the best way to learn how to give construction estimates to a home client?

There are a few things you need to do first before starting your business.
1. Ask other contractors in your area what they charge for specific jobs. Pricing changes due to location. In addition, find out how much they pay their workers. Then take the average price local contractors charge clients, the average pay provided to workers, and decide on pricing that way.
2. Keep in mind the square footage, time it takes to complete the job, materials needed, and the client's budget.

Construction Estimates Online?
I'm looking for an online calculator in which a person can enter square footage for a new construction project/addition and get rough national averages for unfinished (frame only) work...all the way through to a finished project. Any help would be great. I'm not yet ready to get professional estimates as my architectural drawing is being created right now, but I want a rough idea on cost and materials using the online device. I am thinking of building a home, could people tell me if these are good estimates for construction cost?
I am thinking of building this home http://www.houseplans.com/plan_Details.asp?id=2160 in Wisconsin. The plan costs $1,060. I did cost estimates and the total construction costs ranged from $225,000 to $275,000 (because I fiddled around with some building material and building options). Would you say this is a good estimate?

Acermill is correct, those numbers are not good. Also keep in mind that you do not get to fiddle much with materials, those are building code.
Also, put aside about 10k for an architect if you buy those plans. If the planning department requires any change, no matter how small, you need new plans, signed and stamped by an architect. You will end up with 6-7 complete plans before you are done.
Personally I think you will be better off hiring an architect in your county in the first place (building rules are by county, so you may as well hire there).

Take off estimates is where you hand a contractor a blue print, and he tells you what he can build the home for.
This is usually put into a contract, both parties signing, and the construction begins.
They can take as long as a month to get back.

Egad - if you find one, I'm out of a job!
Most construction projects are varied enough that there is no program that will give you a construction schedule, i.e. I'm building a house that's 2000sf, and it spits out a detailed schedule. There are too many factors to consider. You can buy a program that assists you with scheduling, but you have to supply the brainpower, and it does the math & makes the schedule look pretty.
Estimates. For what is called a "concept estimate", I would use the RS Means book. It will give you rough SF costs for what ever you are trying to build. It is accurate to about 10 - 15%, which is all you are going to get until you go out to contractors for bids. Example: I am building a 2000 sf house, and RS Means past cost book tells me that a medium finish one story house costs $70USD, which would be a total of $140,000 (structure only).
Cashflow projections. This is where your schedule & estimate comes together. When you have a detailed schedule and a detailed estimate, you can combine the two to create a cashflow projection.
